Improvements and Repairs 70 Union St

All work performed was by contractors who were insured and bonded, no permits were required.
Project Manager was Peachtree builders, Windsor vt.


Prep Work

Cleaned all wall surfaces with Krud Kutter and Bleach where needed.
Mold was present below upstairs bath room in the ceiling above Kitchen.
All materials and ceiling were removed and framing was treated with Krud Kutter, bleach, and mold inhibitors,
Primed all surfaces with Bullseye and Killz primer. Removed all damaged wood and replaced with new.

Downstairs Floor Plan Changes.

Removed walls between Kitchen and Dinning areas and added support headers allowing the open living spaces to be created.

Removed door to side yard from kitchen, allowing for larger counter and storage area.

Upstairs Floor Plan Changes.

Removed wall at top of stars to create an open space.

Removed wall between the 2 small bedrooms in the front of the home to create a large master bedroom
and added closet space for middle bedroom and a second closet to master bedroom.

Removed storage closet and relocated door to create a 3 rd bedroom with a closet.
And added a hall to bath and laundry room without going through back bedroom.

Basement

Poured 3.5 slab with fiber reinforcements

New Cellar Windows

Repaired lose brick to seal out water from driveway.

Heating

New Furnace

Stainless Steel liner installed in Chimney

Re-pointed Chimney

3 Air vents and duct were installed in have heat in all rooms upstairs

Plumbing

Replaced old copper with new vinyl tubing to kitchen and upstairs bath.

Replace sink and toilets in both bathrooms.

Removed any old plumbing that is no longer attached to a fixture.

Install water and drain to upstairs laundry room.

Electrical

No visible knob and tube existed

Added new circuits to kitchen

Separated multiple circuits in house to balance load.

Replaced all light fixtures.

Added circuit and light fixture with switch to living room

Added switch to upstairs bedroom light.

Replaced all outlets, and switches.

Added 220 v power to laundry room upstairs.

Flooring

Main Entryway, Both Bathrooms, Laundry room, Mud room

Wood

New maple hardwood floor in dining and kitchen areas to match existing floors

Walls

Restored plaster where existed. Replaced or repaired sheet rock as required.

Trim
Used paint softener and liquid sander to prep all surfaces and primed with bullseye primer then top coated with latex paint. Did not test for lead paint but used encapsulation process in case some did exist.

Windows

Painted upstairs Weathershied windows.

Replaced all windows downstairs with new vinyl double pane insulated windows

Left window over sink original, new owner can choose to create larger window.

Completely New Kitchen
Appliances

New Dishwasher, Range, Refrigerator, Microwave.

Cabinetry

All new Kitchen Cabinets and counter top

New Sink Fixture

Downstairs Bathroom
New High volume Low Water use Toilet, 1.5 gal.,New Vanity, New sink, New Fawcet, New Fixtures, New Medicine cabnet,New Floor.

Upstairs Bathroom
New High volume Low Water use Toilet, 1.5 gal.,New Vanity, New sink, New Fawcet, New Fixtures, New Medicine cabnet, New Floor.

Doors

New doors in bedrooms and bathroom upstairs

Replaced all door hardware inside and outside doors.

Insulation

Added 1” foam board to inside of mudroom

Added ½” foam board to outside of mudroom.

Walls had insulation in them

Attic could use more insulation, but adequate.

Exterior

Power washed all exterior surfaces

Painted all trim

Repaired lose Aluminum siding.

Installed vinyl siding on mud room

Roofs

New Metal standing seam roofs over front porch and rear room

New Duro Last roof over rear second floor porch.

Replaced Flashing with metal roofing over mudroom.

Foundation

Inspected and repaired all lose bricks, re-pointed back brick by kitchen

Replaced footing with 6x6 over pored concrete on side mudroom

Installed Concrete Splash on front to direct water away from home

Driveway

Re-graded and added Hard Pack to redirect water away from home.

And extend driveway to rear of home creating 3 parking spaces.

Porch

Re plumbed support columns

Replaced top boards along knee wall.

Added molding along floor.

Repainted all surfaces.

Power washed ceiling and left natural wood

Installed vinyl siding on exterior
